Skim it or board it — how to choose
A sound artex ceiling with a shallow pattern can be sealed and skimmed flat, and that is usually the cheaper route. It is the right call when the ceiling is well fixed, dry and the peaks are not too proud.
Overboarding — screwing fresh plasterboard through the old ceiling into the joists, then skimming — is the better job when the pattern is heavy, when the ceiling has stains or is loose, or when the artex is old enough to be worth leaving undisturbed. It costs more in materials and takes an extra day, and it gives you a genuinely new ceiling rather than a smoothed-over old one.
Artex, asbestos and the sensible order of operations
Textured coatings applied before about 2000 can contain chrysotile asbestos. It is not dangerous sitting there painted; it becomes a problem when somebody sands it, scrapes it or drills through it.
Which is why overboarding is often the right answer in an older Cardiff house — it leaves the coating undisturbed behind new board. If you want it taken off, a sample gets tested first and removal goes to a licensed contractor. Jetnor will tell you that rather than quietly sand it.

After a leak, and the cracks nobody can explain
A ceiling that has taken water needs the source fixed and the boards dried and checked before anything cosmetic happens. Skimming over a damp ceiling gives you a brown stain through the new finish inside a fortnight.
Long straight cracks along a line usually mean board joints that were never scrimmed, or movement in the joists. They get raked out, taped and re-skimmed. Fine crazing across the whole ceiling is a different problem and normally means the old finish is failing — that ceiling wants boarding.
How the job runs

Can artex be skimmed over?
Yes, if it is sound, dry and the pattern is not too proud. It is sealed first so it does not pull the moisture out of the new plaster, then skimmed in two coats.
Is my artex ceiling asbestos?
If the house had it applied before about 2000, it might be. It is safe left alone and painted. Have a sample tested before anybody sands, scrapes or drills it.
Is overboarding better than skimming?
It is more expensive and it is usually the better ceiling — new board, no old coating to fail, and nothing disturbed. On a heavy pattern or a stained ceiling it is the only sensible answer.
Will overboarding lower my ceiling?
By the thickness of the board, so around 9.5mm. In practice nobody notices, though it does mean coving and downlights need refitting.
How long does a ceiling take?
A single room ceiling is normally a day, or two if it is being overboarded. Large open-plan ceilings and stairwells take longer because of the access.
Can you do it with the furniture still in?
Small stuff out, big stuff into the middle and sheeted. Ceilings drop more debris than walls, so the emptier the room, the better the job.
My ceiling has a brown stain coming through the paint.
That is water. Fix the leak first, let it dry, then it wants a stain block or, if the board is soft, replacing. Painting over it just delays it.
Can you fit the downlights?
He plasters the ceiling and your electrician cuts in after. Mark the positions before boarding starts and everything lines up.

Needed kitchen Artex ceiling plastered. Jetnor was quick to respond and arrange a date & time to quote. Quote was very reasonable and job was carried out to an excellent standard (photos attached). He turned up on time, was very polite and cleaned up after he finished. He used Blue Grit on the Artex first and plastered when dry the next day.
