Where a landlord wants the cheapest thing that passes, he will say so if the cheapest thing will not last a year. A patch over a ceiling that is coming away from the laths is money spent twice.

The house is let to students. When is the best time to book?
Before the summer rather than during it. The whole of Cathays tries to get its repairs done in the few weeks between one tenancy and the next, so the gap fills early. Ring in the spring with the dates you have and the work can be planned into it instead of squeezed.
Can a whole terraced house be re-skimmed in a week?
The plastering can often be done in that sort of window on a house this size. What cannot be compressed is drying. Fresh plaster has to go off before paint touches it, and in a closed-up house in poor weather that takes longer. An honest programme has that in it, which is why he gives you the drying time at the quote.
Our ceilings are the original lath and plaster. Are they worth saving?
Sometimes. If the key is still there, the ceiling is sound and it can be skimmed over. If it has pulled away from the laths, it will sound and feel loose and it belongs on the floor before somebody else puts it there. It is a tap and a push rather than a guess, and he will show you which it is.
The artex has to go for a licence inspection. What are the options?
Over-board it and skim, or take it off. Overboarding is cleaner and quicker and loses you a few millimetres of height. Taking it off is the right call where the ceiling is already poor. If the artex is pre-2000 it may contain asbestos and has to be sampled and tested before anybody disturbs it, which is a specialist's job and not something to find out halfway through.

Plaster over Kitchen Artex Ceiling
Needed kitchen Artex ceiling plastered. Jetnor was quick to respond and arrange a date & time to quote. Quote was very reasonable and job was carried out to an excellent standard (photos attached). He turned up on time, was very polite and cleaned up after he finished. He used Blue Grit on the Artex first and plastered when dry the next day. We would highly recommend Jetnor if you need any plastering done. You will not be disappointed. 10 out of 10 from us.
