Bonded, unbonded, floating — and why it matters to you
A bonded screed is laid straight onto a prepared slab and works with it, so it can be thin. An unbonded screed sits on a membrane and needs more depth. A floating screed sits on insulation or over underfloor heating pipes and needs more depth again, plus edge insulation so it can move.
That choice is set by what is under the floor and what is going on top of it, and it decides the depth. The depth then decides how long you are waiting — which is the number that actually affects your build programme.
Hard is not dry
A sand and cement screed is walkable in about forty-eight hours and feels completely solid within a week. It can still be holding enough moisture to wreck a floor adhesive three months later.
The rule of thumb behind BS 8203 is roughly one millimetre of depth per day for the first fifty millimetres in decent drying conditions, then about two days for every extra millimetre. So a 50mm screed is around fifty days. A 75mm screed is not seventy-five days — it is closer to a hundred. In a cold unheated house in January, longer.

Get the reading, keep the paperwork
BS 8203 expects a moisture test result in writing before floor coverings go down. A hygrometer reading below 75% relative humidity for resilient coverings, below 65% for timber, or a calcium carbide test below 0.5%.
Keep it. That reading is exactly what a flooring warranty claim turns on when a vinyl lifts or an engineered board cups six months after handover.
How the job runs

Substrate cleaned and primed, membranes and insulation down, edge insulation and joints set out.

Datum set, screed laid, ruled and floated to level or to the falls you need.
- 5Cure and test
Protected while it cures, then a moisture reading before anybody puts a floor on it.

Floor Screeding: common questions
How long does screed take to dry?
Roughly 1mm per day for the first 50mm in good conditions, then about 2 days per mm beyond that. A 50mm screed is around 50 days; a 75mm screed is closer to 100.
Can I speed it up?
Ventilation and gentle background heat help. Blasting heat at it does not — it dries the surface, seals it and slows the body down, and it can curl the screed.
When can I walk on it?
Usually around 48 hours for light foot traffic. That tells you nothing about whether it is dry enough for a floor covering.
How do I know it is dry enough for flooring?
Test it. Below 75% RH on a hygrometer for resilient coverings, below 65% for timber, or a calcium carbide test below 0.5%. Get the result in writing.
How thick does screed need to be?
It depends on type — bonded can be thin, unbonded needs more, floating over insulation or underfloor heating needs more again. Depth is set by the build-up, not by preference.
Can you screed over underfloor heating?
Yes. Pipes get fixed and pressure-tested before the pour, and the heating stays off until the screed has cured, then comes up slowly in stages.
Will it crack?
Fine shrinkage cracking happens and is usually cosmetic. Bay sizes, movement joints and not over-watering the mix are what keep it under control.
Do you do liquid screed?
Ask him. Flowing screeds dry faster and go down flatter, but they need a sealed, level substrate and a different set of preparations.

Plaster over Kitchen Artex Ceiling
Needed kitchen Artex ceiling plastered. Jetnor was quick to respond and arrange a date & time to quote. Quote was very reasonable and job was carried out to an excellent standard (photos attached). He turned up on time, was very polite and cleaned up after he finished. He used Blue Grit on the Artex first and plastered when dry the next day. We would highly recommend Jetnor if you need any plastering done. You will not be disappointed. 10 out of 10 from us.
